Meet KEVIN PATSEL: Sales Manager, VANGUARD PROPERTIES, Marin County

Get to know Kevin Patsel, Sales Manager of Leverage Partner Vanguard Properties in Marin County, California, USA.

What was your vision in stepping into leadership at Vanguard Properties, Marin?

Having been in a management position in the Marin real estate market for the past 10 years, I’ve been able to compare brokerages and styles of management.  The one lesson I have learned and take to heart every day is that the agents are my clients.  It’s my job to make sure they have what they need, are encouraged to do their best every day and supported in a way that allows them to work at their maximum capacity.  One of my favorite realtors in Marin County shared with me early on that the key to a good manager is to treat your agents like prized race horses.  Take care of the stables, make sure the horses are watered, fed and happy and you’ll produce winners!   The happy part, I believe, comes from creating a culture that is supportive and collaborative — a culture in which agents are proud of their work product, their company and their fellow agents.  The environment has to be a positive one, in every possible way.  Integrity is critical.

Meet Kevin Patsel - Vanguard Properties

Can you describe a significant turning point in your career?

When I first took on a management position, I was astonished by the many ways a deal could sour just in the way an issue — large or small — was handled.  What really clicked for me was the realization that not every problem is a crisis.  There’s a lot of emotions and drama already in selling real estate… there’s no need for agents to fuel that fire.  Setting expectations up front is incredibly effective in managing a potential crisis.  I mean, we all hit roadblocks along the way, but it’s how you deal with those obstacles that really speak to your character and integrity.   By and large, my agents are problem-solvers which makes managing conflict and issues a much easier process resulting in a much more positive outcome.  This solution-oriented culture has truly contributed to a smoother, more harmonious operation.

How has technology, social media and online marketing changed and/or impacted your approach to business?

It’s everything!  You can’t just rely on one form of communication these days, and fortunately, technology provides us with many platforms.  In-person still rules, but there’s so much to learn from social media and the internet that goes well beyond news.  Email helps us keep the flow of business moving, allowing us to share and store important information about our profession.  Texts are a more efficient way of getting a quick answer or making an immediate connection.  Social media helps us gauge our social environment, keeping tabs on our communities’ changing priorities, preferences and opinions.  It’s like “group think” … we stay connected in a way that’s meaningful and I think that helps us relate better with our clients and the public.

What do you love most about working and living in Marin County?

For those not familiar with Marin County, it’s a very special place to live.  From afar it’s known for its liberal viewpoints, hot tubs and the hippy dippy 70s, but Marin County is so much more.  Only minutes from San Francisco, yet a world away, Marin is blessed with natural beauty — redwoods, estuaries, farmlands, views and, of course, Mt. Tam.  Marin communities are decidedly unpretentious, despite one of the highest per capita incomes in the U.S.  From a real estate perspective homes may not appear as grandiose or palatial as some other wealthy areas, but inside they can be quite elaborate, if not sometimes purely simple.  It’s usually an education for buyers coming from outside of the market — prices seem out of whack with what you’re getting for your money… but, those same buyers are Marin converts a few years down the road and totally understand the true value of living here in Paradise.  There is a high premium to living amongst unspoiled landscapes and nature, so residents tend to accept a little funkiness in their dwellings, as long as it’s in the right neighborhood or in close commuting proximity.  After all, we do spend a lot of time outdoors!  The houses are diverse in style from mid-century modern, to classic bungalows to the quintessential Marin craftsman.  It’s a great market to sell homes, and an even better one to live!

How do you think your colleagues would describe you?

Calm and collected. Fair. Decisive. Fun. I throw good parties.

What is your daily “must-do”?

My day doesn’t officially begin until I have read the San Francisco Chronicle cover to cover.  It’s my way of catching up, staying current and keeping a pulse on the market.  Granted, I get a lot of news and up-to-the-minute reports throughout the day online, on the radio or on TV, but I feel like all the real important stuff worth knowing (and ultimately that impacts our business) ends up in the daily newspapers.
